It’s only a matter of months before the Minimum Energy Efficiency Standards (MEES) comes into effect on 1st April, 2018.
The legislation means that landlords and agencies won’t be able to lease properties with an EPC rating lower than E. It’s estimated that 15-20% of properties in the UK will need upgraded to meet the new standards.

The new regulations offer landlords a great opportunity to upgrade their properties with very little risk attached.

For example, landlords do not have to undertake the work in the following circumstances:
- The measures needed to upgrade will not provide payback within 7 years
- The landlord cannot gain the consent from their tenants despite reasonable efforts
- The measures required will reduce the value of the property by 5% or more
We do strongly recommend it, this is a real chance for rental property improvements through government funding whilst helping tenants to lower their energy bills!
